Situated in the San Fernando Valley, West Hills Corporate Village is a 30-acre former Hughes Missile Systems facility, which was previously comprised of outdated and obsolete buildings. Regent worked with the Los Angeles Mayor's Business Team to change the use of the property from a single tenant office and industrial complex into a state of the art, 590,000 square foot, first-class multi-tenant corporate office park.

Regent negotiated a long-term option with the seller, enabling Regent to acquire the property with its joint venture partner, Shamrock Holdings (a company owned by Roy Disney), contingent upon obtaining all development approvals and pre-leasing, thereby mitigating downside risk.

Upon completion, the project was 100% leased to Fortune 500 companies including: Boeing, Countrywide, Computer Associates, IBM, Pitney Bowes and Xerox. The project garnered awards such as the 2000 Development Partnership Award of Merit by the California Association for Local Economic Development, the 2000 Project of the Year by the Southern California Development Forum, and the 2000 Largest Office Development Project of the Year by the LA Business Journal.
