Atlas is a 235,000 square foot Creative Office and R&D campus in Carlsbad, California. The property was acquired fully vacant from a public REIT after its sole office/manufacturing tenant had vacated the property. The property features dramatic 14’ to 24’ clear heights and large flexible floor plates and provided sweeping canyon views.
Regent embarked on a set of transformative renovations by subdividing the monolithic building into two distinct structures, re-glazing the facades, creating a unique paseo-style courtyard, and activating the property with food and fitness-based amenities. Upon completion, Regent delivered a vibrant multi-tenant campus environment leveraging San Diego’s remarkable climate to foster dynamic indoor/outdoor workflows
Post-Renovation, the property’s asking rental rates doubled and leasing velocity increased dramatically. Atlas has leased to a stabilized occupancy with a rent roll comprised of several technology-focused tenants on long-term leases. Regent sold the property in 2022.
